What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, which the Tenant did not void by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenant voids the order by paying the specified amount. The Tenant must pay $8,571.81 to the Landlord if the tenancy is terminated, plus $54.15 per day for use of the unit from August 4, 2022, until move-out. The Tenant has until September 30, 2022, to move out if the order is not voided. The Landlord may file for eviction enforcement starting October 1, 2022, if the unit is not vacated.
