What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent and persistent late payment of rent. The Tenant vacated the rental unit on March 31, 2020 and returned the keys.

The ruling

The tenancy is terminated effective March 31, 2020. The Tenant is ordered to pay the Landlord $2,020.69, which includes rent arrears, less the rent deposit and interest owed on the deposit. The Tenant is also ordered to pay the $190 application fee. If the Tenant does not pay the full amount by March 29, 2021, they will owe interest at 2% annually on the outstanding balance.
